Dear Mr./Mrs. NAME OF SELLER,
On January 1, 2017, we visited the home ADDRESS COLLATERAL. Our (final) offer is stated below.
The (final) offer is € 200,000 purchasing costs payable by the purchaser (two hundred thousand euros).
Our offer is based on the sales information of similar houses in the neighborhood, the condition of the
house and the costs which we expect we will have to make after buying the house:
The replacement of the bathroom;
The replacement of the kitchen;
….
We make this offer under the following conditions:
Subject to the financing of 101% of the total purchase price, being a maximum of € 202,000, for
6 weeks after having received the signed sales contract;
Subject to receiving a National Mortgage Guarantee (Nationale Hypotheek Garantie);
Subject to receiving a Starters Loan;
Security deposit (this is also possible with a bank guarantee) 10% of the purchase price, 7 weeks
after receiving the signed sales contract.
Closing date: DD-MM-YYYY, or sooner if both parties agree upon such.
Choice of civil-law notary: buyer may do so.
A building inspection, conducted on behalf of the buyer, within the three day period of reflection in
which the repair costs of the building defects may not exceed an amount of € 10,000.- including
VAT. Buyer and seller have agreed that costs above € 5,000.- including VAT will be paid by the
buyer.
Upon closing of the house: the house has to be vacated, may not have tenants nor other rights of
use and claims due to rent protection.
The zoning of ADDRESS COLLATERAL is "residential use" according to The Netherlands'
Cadastre, Land Registry and Mapping Agency and the BAG (Basic Register of Addresses and
Buildings).
The Owners' Association is active or will be activated in order to receive financing. If the Owners'
Association (VVE) has not been registered at the Chamber of Commerce, this will be done as
soon as possible. Furthermore, the Owners' Association has a property insurance policy which
offers coverage until after the closing on DD-MM-YYYY.
