Terms:
Lease terms TUSCANCITY will sign all tenancies into fixed terms of 6 or 12 months unless otherwise stated.
Tenant selection All tenants will be carefully selected, following thorough reference checks and also a credit
check. Tenancy agreements will be signed on behalf of the owner. TUSCANCITY will endeavour to maintain the
relationship between property and tenant, but does not take any liability for if the relationship fails.
Credit and Reference Checks Tuscancity will not charge to the landlord for any tenant credit and reference checks.
Bonds Payment of residential bonds will be collected and lodged with the Department of Building and Housing
as per the regulations of the Residential Tenancies At 1986.
Rental monies Payments will be collected into TUSCANCITY Property Management bank account, allocated to
the tenant, and paid to owners periodically as stated above. Where the Agent is unable to collect rent arrears
by its own endeavors, the Agent is instructed to take the matters to the Tenancy Tribunal.
Tenancy Tribunal the agent will attend court hearing on owner’s behalf without any charge for attendance.
The agent will attend any phone mediations for no charge to the owner.
Termination Landlord may terminate this agreement with 12 months’ notice in writing to TUSCANCITY.
Repairs and Maintenance The owner agrees that the agent has the disbursement of one week’s rent plus GST
for any repairs necessary without prior approval. The owner agrees that, if any maintenance relating to health
and safety must be repaired within 10 working days of notification of such issue. Any repairs and maintenance arrangements will be at no
charge to the landlord.
Water fee The agent agrees to arrange water payments for properties that charge water to the tenant, this
can be done at no cost to the owner. Water will be charged to the tenant in accordance to the RTA.
Inspections Vacate and routine inspections will be completed by Tuscancity twice a year at no charge to the owner and a condition report will
be sent to the owner.
Advertising Tuscancity website and facebook advertisings will be completely free and only Trademe feature listing advertising will be charged
to the owner at a discounted rate of $69 plus GST.
Residential Tenancies Act (RTA) The Owner acknowledges that any tenancy arranged in respect of the
property is subject to the Residential Tenancies Act 1986 and any amendments thereto and the Act cannot be
contracted out.
Insurance The owner agrees to maintain up to date insurance on the said property, the agent does not take
any responsibility for any items that are not covered under the owner’s insurance policy.
Expenses: A commission of 8.5% plus GST on all rents, by the agent with respect to the tenancy covered by this
authority.
Acceptance of appointment TUSCANCITY accepts appointment as Property Manager under the terms and
conditions of this agreement and agrees to comply with the Code Practice for Residential Property Agents and
Letting Agents published by REINZ. The owner instructs the agent to recover the letting fee from the tenants
under S17 of the Residential Tenancies Act.
I/we as the owner of the stated property hereby appoint TUSCANCITY Property Management to act on my/our
behalf for the stated property. I agree to all previous terms outlined above.
