OFFER TO PURCHASE REAL PROPERTY
TO THE SACRAMENTO COUNTY SUCCESSOR AGENCY, fee title owner of the real property located at
3517 Myrtle Avenue, North Highlands, California 95660 (Subject Property), IN ACCORDANCE WITH THE
ADVERTISED SALE OF SAID SUBJECT PROPERTY, I/We, _____________________________________,
and ______________________________, as undersigned below, hereby OFFER TO PURCHASE SUBJECT
PROPERTY for the sum of FORTY FIVE THOUSAND DOLLARS AND NO/100 ($45,000) plus the Escrow
Holder’s estimate of Buyer’s share of closing costs, according to the terms of the Sales and Purchase Agreement.
I hereby DEPOSIT herewith a bank certified check for thirty percent (30%) of the amount of this OFFER TO
PURCHASE, in the sum of THIRTEEN THOUSAND FIVE HUNDRED DOLLARS AND NO/100 ($13,500), as
the earnest money deposit, to guarantee that I will complete the purchase if sale of the property is approved by the
Successor Agency’s Oversight Board, the State of California Department of Finance, and the Successor Agency’s
Board of Directors, and in that event, the deposit will be applied to the purchase price. In the event that the sale
of the property is not approved by the aforementioned public agencies, the earnest money deposit shall be
returned.
It is UNDERSTOOD that the real property heretofore described is sold in an “as is” condition. IT IS FURTHER
UNDERSTOOD that Seller makes no representation or warranty whatsoever as to the physical condition of
property. Buyer acknowledges that it: (a) has offered to purchase Subject Property upon the basis of its own
investigation of the physical condition of the property, including sub-surface conditions (including but not limited
to the presence of toxic wastes and/or environmental hazards); (b) is acquiring the property in an “as is”
condition on the closing date and assumes the risk that adverse physical conditions may not have been revealed by
its investigation; and (c) has not relied upon statements of Seller, or Seller’s employees or agents, concerning the
physical condition of the property.
Attached to this Offer To Purchase Real Property, I/We hereby submit three executed copies of the Sales and
Purchase Agreement, an executed Agreement to Escrow Instructions for Earnest Money Deposit, a bank certified
check as deposit money, and a stamped self-addressed envelope to return the deposit money in the event the offer
is not accepted.
It is understood that this Offer To Purchase Real Property, along with all attachments, will be presented to the
Successor Agency’s Oversight Board, the State of California Department of Finance, and the Successor Agency’s
Board of Directors for approval as the condition precedent to the sale of Subject Property.
