QUIT-CLAIM DEED

Charles C. Conover, Trustee, (“Grantor”), for valuable consideration paid, grants, to the
City of Springboro (“Grantee”), whose tax mailing address is 320 West Central Avenue,
Springboro, Ohio 45066, an undivided interest in the following real property:
Situated in the State of Ohio, Warren County, City of Springboro, Clearcreek Township, Section
12, Town 3, Range 4 and being a part of a 35.323 acre tract of land conveyed to Charles C.
Conover, Trustee as recorded O.R.1500, Page 68 in of the Warren County Recorder’s Office and
being more particularly described as follows:
Commencing on the north line of Balcomie Way at the southeast corner of Lot 31 of
Heatherwoode Section 3 recorded in P.B. 25, Pg. 1 thence along Balcomie Way S66°49'30"E a
distance of 165.54 feet; thence leaving the line of Balcomie Way along a line parallel with the
proposed centerline of construction and new right of way for the following two (2) courses and
distances;
1) Along a curve to the left with a radius of 970.00 feet a length of 59.48 feet a chord bearing
N17°08'37"E a distance of 59.47 feet;
2) N15°23'13"E a distance of 349.80 feet to the south line of said 35.323 acre tract and the
Point of Beginning;
thence continuing along a line parallel with the proposed centerline of construction and new right
of way for the following eight (8) courses and distances;
1) N15°23'13"E a distance of 310.54 feet;
2) along a curve to the left with a radius of 4970.00 feet a length of 99.40 feet a chord bearing
N14°48'50"E a distance of 99.40 feet;
3) N14°14'27"E a distance of 400.03 feet;
4) along a curve to the right with a radius of 5030.00 feet a length of 100.60 feet a chord
bearing N14°48'50"E a distance of 100.60 feet;
5) N15°23'13"E a distance of 90.20 feet;
6) along a curve to the right with a radius of 563.00 feet a length of 314.51 feet a chord bearing
N31°23'26"E a distance of 310.44 feet;
7) N47°23'40"E a distance of 55.17 feet;
8) along a curve to the right with a radius of 563.00 feet a length of 213.86 feet a chord bearing
N58°16'37"E a distance of 212.58 feet to the easterly line of said 35.323 acre tract;
thence along the line of said 35.323 acre tract for the following three (3) courses and distances;
1) S47°23'16"W a distance of 414.03 feet;
2) S15°23'16"W a distance of 1146.42 feet;
2) N82°20'44"W a distance of 30.36 feet to the point of beginning;
Containing 1.1920 acres more or less, of which 0.1527 acres are outside of the existing PRO, and
being subject to all easements, restrictions and rights of way of record.
