QUITCLAIM DEED
THIS INDENTURE, made this the _____ day of _____________________ 2014,
between the United States of America, acting by and through the Commandant of the
United States Coast Guard pursuant to the powers and authority contained in 14 U.S.C.
§ 685, as GRANTOR, on behalf of the United States of America, and

________________________________________________________, as GRANTEES.
WITNESSETH, Grantor, for consideration of ____________________DOLLARS
(_______________), receipt whereof is hereby acknowledged, does hereby grant,
convey, remise, remit, and forever quitclaim unto GRANTEE all right, title, interest and
claim of GRANTOR (if any and without warranty), in and to the property described on
Exhibit A hereto (hereinafter, “the Property”.)
SUBJECT TO all existing easements for public roads, streets, highways,
railroads, pipelines and public utilities whether or not the same now appear of record
including but not limited to the right of ingress and egress to the Property.
GRANTEE covenants for itself, its successors, and assigns and every successor
in interest to the property hereby conveyed, or any part thereof that the said GRANTEE
and such successors, and assigns shall not discriminate upon the basis of race, color,
religion, national origin, or sex in the use, occupancy, sale or lease of the property, or in
their employment practices conducted thereon. This covenant shall not apply, however,
to the lease or rental of a room within a family dwelling unit; nor shall it apply with
respect to religion to premises used primarily for religious purposes. The United States
of America shall be deemed a beneficiary of this covenant without regard to whether it
remains the owner of the any land or interest therein the locality of the property hereby
conveyed and shall have sole right to enforce this covenant in any court of competent
jurisdiction.
THIS CONVEYANCE IS SUBJECT TO THE FOLLOWING:
A. HAZARDOUS SUBSTANCE ACTIVITY COVENANT.
1. Pursuant to Section 120(h)(4) of the Comprehensive Environmental Response,
Compensation, and Liability Act of 1980, as amended (CERCLA), 42 U.S.C. §
9620(h)(4), GRANTOR hereby gives notice that no hazardous substances have
been released, disposed of, or stored for one year or more on the Property.
2. Pursuant to CERCLA Section 120(h)(4)(D)(i), 42 U.S.C. § 9620(h)(4)(D)(i),
GRANTOR warrants that any response action or corrective action found to be
necessary after the date of such a sale or transfer shall be conducted by the
United States.
