Tenant Maintenance Request Form
IMPORTANT NOTE: Please understand that whilst our aim to process maintenance request’s as quickly as possible, NO maintenance can be
scheduled without approval from the landlord and/or property manager.
All general maintenance must be reported to our office in writing.
In order for a repair to be attended to, please complete this form and fax or email or deliver to our office.
In the event of an emergency repair, contact our office immediately! (919) 413-8735 or (919) 451-1564.
Once we have received the request, either our office or a licensed and bonded contractor will contact you.

Repair Classifications
Class A Repair: Goal turn around time 24 to 48 hours
For Example: Blocked Toilet, Burst Water Pipe, Power Failure, Gas Leak, Serious Roof Leak, Burst Hot Water, System, Water Extraction, HVAC system.
Class B Repair: Goal turn around time 2 to 4 days
For Example: Leaking taps, A Running toilet, Faulty Light, Cooking Appliance Failure, Jamming, Door Lock, Glass Window Pane Repair.
Class C Repair: Goal turn around time 4 to 10 days
For Example: Pest Control, Removal of Possum, Securing of Loose Cupboard Door, Re-attachment of Door, Handle, Repair Jamming Door, Tree Pruning, Dishwasher Repair, Stove
Top Element Repair.
Please note that the above durations are an estimate only and are provided as an approximate guide for your information and cannot be relied upon as being a true an exact
timeframe. Turn around times will also vary depending on the schedule of our contracted trades people. Whilst our office acknowledges that items needing repair can cause
inconvenience, as a managing agent, we do not have authority to book or arrange maintenance on the landlord’s behalf without prior approval. You can be assured that it is our aim
to organize and schedule repair work as soon as possible, to minimize unnecessary inconvenience to our valued tenants. Please also refer to your Residential Lease Agreements &
Maintenance Addendums.
** NCG Real Estate, LLC and/or Owner reserve the Right of Entry of the property under section 9 Residential Lease Agreement.
Right of Entry: Landlord hereby reserves the right to enter the Premises during reasonable hours for the purpose of (1) inspecting the Premises and the Tenant’s compliance with the
terms of this lease; (2) making such repairs, alterations, improvements or additions thereto as the Landlord may deem appropriate; and (3) showing the Premises to prospective
purchasers or tenants. Landlord shall also have the right to display "For Sale" or "For Rent" signs in a reasonable manner upon the Premises.
