Sample Vacation Rental Agreement
Dear Guest:
Thank you for choosing our townhome for your Grand Bahama vacation. We have worked hard
to create a wonderful vacation experience and we hope you will stay with us again on your
future vacations!
The
following
is
our
agreement
for
rental
of
the
property
located
at
____________________________
PAYMENT SCHEDULE:
 Due immediately: 40% of rental at booking plus reservation deposit in the amount of
$250
 Your reservation is not confirmed until we receive the deposit. Deposit must be received
within three days or reservation will not be held.
 Balance (60%) of rental charges including additional services are due six (6) weeks
prior to check-in or immediately if booked fewer than 45 days ahead.
Cancellation/Refunds:
If you cancel your reservation on or before 60 days prior to your planned arrival date, we will
refund your reservation deposit minus a 10% cancellation fee. (Cancellation Fee is 10% of the
Total Rental Charges.) If you cancel after that date and we are unable to re-book your reserved
dates, there will be no refund. Additionally, we will not refund money paid in advance if trip is
cancelled or interrupted due to inclement weather, Acts of God, appliance or utility failure, or
other circumstances beyond our control, in Grand Bahama or elsewhere. For repairs and
maintenance, every effort will be made to remedy any problems that may arise in as timely a
manner as possible.
We mutually agree to the following:
 The property will not be occupied by more people than we have specified in this
agreement with 8 being the maximum occupancy (6 in a two bedroom).
 Smoking is not permitted.
 Neither you nor your guests will use illegal drugs on the property.
 You will take care not to play excessively loud music or otherwise create a nuisance
to neighbors.
 House parties are strictly prohibited and grounds for immediate eviction.
