Criteria for Rental Applicants

Please ensure that the following items are submitted with your application:

1. Application Fee

There is a fifty dollar ($50) non-refundable application fee per married couple or per individual

over the age of 18. The application fee must be in the form of a certified check. The check

should be made payable to Wainwright Real Estate. Cash and personal checks cannot be

accepted.

2. Application and Residential Rental Consumer Disclosure Information Form

Each adult over the age of 18 must completely fill out an application and sign the Residential

Consumer Disclosure Information Form. Married couples may use the same application.

3. Security Deposit

The security deposit is equal to one month’s rent. It must accompany the application and be a

separate check from the application fee. This is considered an application deposit. Once the

application is processed and approved, this will become the security deposit. In the event that

the application is denied, the application deposit will be returned. The security deposit must be

in the form of a certified check or money order. The check should be made payable to

Wainwright Real Estate or (insert your name). Cash and personal checks cannot be accepted.

4. Landlord Verification

Each applicant and/or married couple should complete the Landlord Verification form. It is not

necessary to complete this form if you are currently living in a home that you own.

5. Pet Deposit

A three hundred dollar ($300) refundable pet deposit is required per pet. All pets are subject to

approval by the property manager. No pets that could be considered a vicious breed will be

permitted.

6. Picture ID

When bringing the application to the rental management office for processing, please plan to

provide a Driver’s License or official ID for identity verification. If someone is bringing in the

application on your behalf, be sure to enclose a copy of the identification.

7. Proof of Income

We will need to see your three (3) most recent paystubs or LES’s and/or proof of additional

income such as spousal support, child support, Social Security benefits, etc. If you are self-

employed, we will need a copy of your two most recent income tax returns.
