This Disclosure and Waiver serves to inform a potential purchaser of real property in
Southern Nevada that various fungal contaminants (hereinafter "Mold") are present in
Southern Nevada. Said Molds include but are not limited to Stachvbotrys chartarum
All potential purchasers are recommended to obtain a microbial survey to verify the
infestation and/or presence of Mold. The potential purchaser is informed that mold may
inhabit any real property In Southern Nevada regardless of statements In the Seller’s Real
Property Disclosure Statement or information contained In a real property inspection
and/or mold inspection.
The cost and qualify of a microbial survey to detect the presence of mold may vary. The
names and telephone numbers of microbial survey providers are in the yellow pages under
"Environmental & Ecological Services” as published by First Source for Area Code 702.
This includes Complete listings for: Blue Diamond, Boulder City; Henderson; Las Vegas,
North Las Vegas. Certification is required by Nevada law 459 in order to provide
consulting serviced for a fee when handling hazardous substances. For more information
concerning molds in Southern Nevada you may contact the State of Nevada Division of
Environmental Protection (775) 687-4670 or Linda Stetzenbach MD Director of
Microbiology at the University of Nevada, Las Vegas at (702) 895-1419.
The Buyer makes the decision to purchase independent of the real estate broker(s) involved
in the transaction and hereby agrees to hold Seller, Broker(s) & Licensee(s) in this
transaction harmless and to defend and indemnify them from any claim demand action or
proceedings as a result of the presence of infestations of molds in or around the property.
