OPTION to LEASE AGREEMENT

received and acknowledged by Landlord/Optionor for the dwelling located at:

under the following terms and conditions:
1. Option to Lease: Landlord/Optionor grants to Tenant/Optionee the non-exclusive right to enter
into a lease agreement within the next 60 days under the following terms:
per month. Move in expense - first month’s rent, security deposit of

$____________ and pet deposit of $__________ if applicable.
2. Property Access: Landlord/Optionor gives Tenant/Optionee the right to show the property to
potential subsequent Tenant/Optionees (assignees) of this agreement.
3. Cancellation of Option: In the event Landlord/Optionor chooses to lease the property to a client
of Marc Tonzillo, Manager for The Lease Option Network, LLC, Landlord/Optionor agrees to pay Marc
Tonzillo, Manager for The Lease Option Network, LLC a one time cancellation fee in the amount of
$500 (five hundred dollars) to cancel this option. If Landlord/Optionor shall rent the property to a
tenant of his finding then this agreement shall automatically be null and void. In the event
Landlord/Optionor shall lease the property to a client of Marc Tonzillo, Manager for The Lease Option
Network, LLC, Landlord/Optionor gives Marc Tonzillo, Manager for The Lease Option Network, LLC
the right to collect the entire move in money from tenant of Landlord/Optionor and shall immediately
deliver this amount to Landlord/Optionor, less the $500 cancellation fee which shall be retained by
Marc Tonzillo, Manager for The Lease Option Network, LLC. This cancellation fee shall be credited
toward the tenant’s total move in expense.
4. Landlord/Optionor’s Right to Cancel: Landlord/Optionor reserves the right to cancel this
agreement for any reason at no charge at least 3 business days PRIOR to Tenant/Optionee’s
assignment or exercise of this agreement.
