PROPERTY MANAGEMENT AGREEMENT
AGREEMENT made this ____ day of _____________, _______, between
TOWN AND COUNTRY PROPERTY MANAGEMENT hereinafter referred to as
Manager, and _________________________, hereinafter referred to as Owner.
In consideration of mutual promises and covenants herein contained the parties
hereto agree for themselves and their respective successors and assigns, as follows:
SECTION ONE
EXCLUSIVE AGREEMENT
Owner hereby appoints manager as sole manager for the management of
____________________________________, hereinafter referred to as the “building,” on
the terms and conditions hereinafter set forth.
SECTION TWO
TERM OF AGREEMENT
The term of this agreement shall commence as of _____________,_______and
shall remain in full force and effect for a period of ___________(years/months) from the
date it became effective as aforesaid and shall continue thereafter from year to year in full
force and effect unless, terminated in writing by either party, with sixty (60) day notice.
Owner agrees to rent building for a monthly fee of $________, and the deposit required
to rent this property will be in the amount of $________.
SECTION THREE
COMPENSATION AS MANAGING AGENT
Owner agrees to pay to manager for management of the building during the first
year hereof and in each succeeding year a fee of ten (10%) percent of the gross revenues
actually received from the property each month. Owner shall make payments to manager
by the _10th__ day of each month. The compensation may be deducted by agent from
revenues. A one-time set-up fee of $200.00 will be charged at the acceptance of this
contract to be paid in advance or as agreed upon.
SECTION FOUR
DUTIES OF THE AGENT
In managing the above-described property, agent shall:
1) Leasing of Premises. Use due diligence to lease and rent the building/apartment
units.
