LEASE AGREEMENT
This Lease Agreement is made this ____ day of ____________ between ____________
Township, a Township of the Second Class in the Commonwealth of Pennsylvania with
offices at _____________________,________________, PA _____ (hereinafter the
“Township”) and ________________, who has an address of ________________,
_________, PA _____ (hereinafter the “Tenant”) as follows:
WHEREAS, the Township is the owner of approximately ____ acres of real property that
is situated in ____________ Township, which property has been known historically as
the “_________________” (hereinafter the “Property”);
WHEREAS, the Property is also identified by uniform parcel identifier numbers __-_-
__________________;
WHEREAS, the Property is currently undeveloped and is suitable for farming; and
WHEREAS, Tenant has experience in farming the Property and desires to continue to
farm it;
NOW THEREFORE, in consideration of the agreements made herein and intending to be
legally bound hereby, the Township and Tenant agree as follows:
1. Leased Property: The Township hereby leases to Tenant, and Tenant hereby
leases from the Township approximately ____ acres of land as described above
and which is shown on the map which is attached to this Lease Agreement and
which is marked as Exhibit A.
2. Term: The term of this lease shall be from the date of this Lease Agreement as
set forth above and shall end on December 31, ____ (the “Initial Term”). After
the Initial Term, the term can be renewed for additional year periods upon written
agreement of the Township and Tenant prior to the termination of the lease
Agreement.
3. Use of Leased Property: Tenant will use The Property solely for growing crops.
Tenant shall not use the Property for any other purpose without obtaining the
Township’s prior written consent. Tenant shall not store, process, utilize, handle
or dispose of or otherwise use on or in the Property any substance or material
which requires a permit or is otherwise regulated by State or Federal governments
as hazardous or toxic. Tenant shall not keep, breed, use or feed livestock or
poultry on the Property.
4. Rent: Tenant agrees to pay the Township $__.00 per acre for use of the Property
during the growing season each calendar year. The total rent for the Property will

therefore be $_____ per year. The rent shall be due on or before December 1
of
each year.
5. Farming Practices: Tenant shall use sound farming practices at all times in
conformance with the Penn State Agronomy Guide, keep the Property neat and
