Grounds for Denial
Applicants will be denied if they do not meet the community owner’s screening criteria.
Applicants may be denied for any and or a combination of any of the following reasons:
1. Criminal Background: A criminal background check will be run on all Applicants. An applicant
may be automatically denied in the event the applicant(s) have ever been convicted of a felony or
misdemeanor for a crime against a person, another person’s property or against society. The
applicant(s) may also be declined if they have received adjudication withheld or has been
charged with a felony or misdemeanor offense(s) within the past seven (7) years for a crime
against a person, another person’s property or against society. An automatic denial will also
occur should an applicant appear on the list of known terrorists and wanted fugitives as provided
by the Office of Foreign asset Control (OFAC), federal agencies to include the FBI or other state
and local law enforcement agencies.
The applicant agrees that the lease shall be terminated in the event the applicant, after moving onto
the property, is convicted of a felony or misdemeanor for a crime against a person, another person’s
property or against society, and/or appears on the list of known terrorists and wanted fugitives.
Note: This requirement does not constitute a guarantee or representation that residents or
occupants residing at this apartment community have not been convicted of a felony or are not
subject to deferred adjudication for a felony.
2. History of allowing unauthorized occupant(s) to reside in your apartment/townhouse/home as
evidenced by landlord’s verification(s).
3. History of being an unauthorized occupant or on another person’s lease where management
problems, late payments, evictions, skips or damages occurred as evidenced by landlord’s
verification(s).
4. Poor housekeeping as evidenced by landlord’s verification(s).
5. History of drug abuse as evidenced by landlord’s verification(s).
6. History of paying rent late or poor rental background as evidenced by landlord’s verification(s)
and / or credit report.
7. Derogatory credit report.
8. History of property damage to apartment/townhouse/home or common areas as evidenced by
landlord’s verification and/ or credit report.
9. History of lease violations as evidenced by landlord’s verification(s).
10. History of violence and interference with management’s duties and responsibilities as evidenced
by landlord’s verification(s), government or social agency verification(s), police reports, and / or
criminal background checks.
11. No approval code from the company used for check writing verification.
Applicants will not be denied on the base of race, color, religion, national origin, sex, handicap or
familial status.
Electronic Signature (E-Signature):
By checking the “Accept” box below you specifically agree that your use of a key pad, mouse or other device to select an item,
button, icon or similar act/action while using any electronic service we offer; or in accessing or making any transactions regarding
any agreement, acknowledgement, consent, terms, disclosures or conditions constitutes your Electronic Signature “E-Signature”,
acceptance and agreement as if actually signed by you in writing. Further, you agree that no certification authority or other third
party verification is necessary to validate your E-signature; and that the lack of such certification or third party verification will not in
any way affect the enforceability of your signature or resulting contract between you and the Landlord. You understand and agree
that your E-Signature executed in conjunction with the electronic submission of your application shall be legally binding and such
