as   t he   s tart   o f   t he   s ublease   p eriod.   S ublessee   s hall   b e   l iable   f or   t he   c ost   o f   a ny   c leaning   o r  
repair   t o   c orrect   d amages   f ound   a t   t he   e nd   o f   t he   s ublease   p eriod   i f   n ot   r ecorded   o n   t he  
inventory   m ade   a t   t he   s tart   o f   t he   s ublease   p eriod,   n ormal   w ear   e xcepted.  
5.   T he   d amage   d eposit   p aid   b y   S ublessee   s hall   b e   r efunded   t o   S ublessee   b y   L essee,   l ess  
costs   f or   a ctual   d amages,   n o   l ater   t han   _ _____________________________.

Sublessee's   u se   o f   t he   p remises   i s   s ubject   t o   a ll   o f   t he   t erms   a nd   c onditions   o f   t he  
agreements   b etween   L essor   a nd   L essee.    
7.   L essee   a nd   S ublessee   a cknowledge   t hat   L essor   i s   t he   m anaging   a gent   o f   t he   p roperty   f or  
the   U niversity   o f   M innesota   a nd   t hat   a ll   o f   t he   a greements   a nd   o bligations   o f   L essee   s hall  
apply   t o   S ublessee   a s   w ell   f or   t he   t erm   o f   t his   A greement   a nd   t he   t erm   o f   S ublessee's  
occupancy   o f   t he   p remises.   I n   t he   e vent   o f   a ny   b reach   o f   t hose   a greements,   L essor   s hall  
have   a ll   o f   t he   r ights   g iven   t o   i t   u nder   t he   L ease   a nd   M innesota   l aw   u p   t o   a nd   i ncluding   t he  
right   t o   b ring   a n   e viction   a ction   n aming   S ublessee   a nd   L essee   f or   a ny   v iolation   o f   t he   t erms  
of   t hose   a greements.   L essee   r emains   r esponsible   f or   p aying   L essor   a ll   s ums   o f   r ent   d ue   o n
