ADDITIONAL INFORMATION:
1. This application needs to have the information of all adults and children living in the
property along with the applicant and co applicant.
2. The rent application process will include credit check, employment verification and
validation of references including previous landlords.
3. It may take from 24 to 36 hours for the processing of application depending on the
responses from the previous landlords /Apartments or employment.
4. A Security Deposit (which is equal to one month's rent) is required within 24 Hours once
the application is accepted. In the event where the security deposit is not paid, other
applicants will get precedence. The Security Deposit will be not be refunded if the
applicant decides not to proceed with lease for any reason after the application has
already been approved by ARB Rental LLC.
5. In some cases, if the credit does not meet the requirements, the applicant may be
approved by property owner directly and be required pay first month and last months rent
in advance in addition to the security deposit.
6. For tenants with pets, please call to check if pets are accepted in the property. If
accepted, a non-refundable pet deposit of $250 per pet will be requested at the time of
lease signing.
7. Renter is required to provide Renters Insurance to cover their personal belongings and
liability once the lease is signed.
8. All utilities of the property will be shut off before the lease start date, and it is the
responsibility of the tenant to call the utility companies to activate before moving into the
property.
