VII. Undertakings of the Landlady
In addition to the other covenants provided for under this agreement, the
Landlady hereby undertakes to:
 Ensure the Tenant/Dweller shall peacefully occupy and enjoy a peaceful
use of the premises during the said term without any intentional
interruption by the Landlady, or by any person rightfully claiming any
right through the latter;
 Deliver the premises in perfect condition, and execute, at his own
expenses, all the necessary structural repairs in the premises, except
those due to any misuse by the Tenant/Dweller;
 Warrant the safe and sound operational condition of the electrical,
sewage, air-conditioning, heating and water heating systems and the
equipments and appliances installed in the premises throughout the
term of the lease;
 Ensure immediate repair, at his own expense, in the event of failure of
any of the above mentioned, and warrant the Tenant/Dweller shall not
bear any responsibility for any such failure, unless it is due to any
misuse by the Tenant/Dweller.
VIII. Undertakings of the Tenant/Dweller
 To pay his part of the rent at the times and in the manner herein
specified;
 Maintain the overall structural form of the premises, without altering or
affecting it. In case the Tenant wishes to alter or affect the structural
form of the premises, he should obtain express prior written consent of
the Landlady for each specific alteration. The Tenant shall have,
however, the right to decorate and fit out the premises without the need
to obtain the Landlady’s prior consent;
 Upon expiration of the current lease and in the absence of the intention
of its renewal, deliver the premises to the Landlady in a state identical to
that in which it was received on ---------------------------, taking into
consideration eventual damages due to the normal use or to force
majeure;
 Not to do anything on or at the premises which is illegal, immoral or
may become a nuisance or annoyance to any other occupiers of the
building;
 Not to assign, sublet, charge or part with or share possession or
occupation of the premises.
