Tenant Move-Out Handbook

All grass must be cut and free of debris.
__
All walkways must be swept and free of weeds and debris.
__
If your vehicle has leaked oil in the garage or driveway, the oil stain must be removed.
There are a number of products available that will accomplish this.
__
If you have a garage, please make sure it is swept clean. If there were tools present
when you moved in, make sure they are all in place when you leave.
__
If you have a tool shed please sweep it. Clean up any chemical spills and make sure all
tools are in their proper place.
__
All garden tools must be cleaned, including BBQ grills.
__
Gutters and downspouts must be free of leaves and debris.
Pests and Pets
__
You are responsible for the elimination of any pests (i.e. rodents, silverfish, ants,
crickets, etc.) present in or about the home prior to vacating. Fleas and roaches can be
particularly difficult to eradicate, so please make every effort to see that the home is left
pest free, especially if you have a pet. Should an infestation of any kind be discovered
after you move out, it will be treated at your expense.

If you have a pet(s), carpets must also be treated for fleas and ticks by a licensed
exterminator and a copy of the receipt must be provided.
__
If you have a pet, be sure that the yard is clean and free of any feces.
Keys
__
All keys (door, mailbox, pool, storage room), garage door openers, parking permits, pool
passes, etc., will be collected at the time of the final inspection.
Note: If, with the approval of the Senior Property Manager, keys are not returned at this
time, you will be responsible for extra rent and re-keying charges if they are not returned
to the office within 24 hours of you’re moving out. Please do not leave any keys in
the unit. You will also be responsible for extra rent and trip charges if you are not
out of the property at the designated time.
Other

Replace the air filter in the HVAC unit with a new one upon vacating.
__
Utilities must stay on until the last day of your lease and you are responsible to
have those bills forwarded to your new address.
Fuel Tanks – provide evidence by company selected by landlord that fuel tanks have

been filled.
__
Report any maintenance or repairs to your Senior Property Manager.
__
An inspection will not be made until all of your belongings are removed from the
property.
__
You may not go into the property after the expiration date of the lease.
Security Deposit
__
Your deposit can be refunded after the final inspection. If damage is noted, we must
receive estimates or invoices from vendors before our deposit can be returned minus the
cost of the damage. This can take up to 45 days from the date of the inspection.
