Virginia Housing Development Authority (the Authority) has approved a second mortgage loan to the above
applicant(s) which shall constitute a second lien on the property described on the enclosed papers. The
second loan is being made in conjunction with a first mortgage loan constituting a first lien on the property.
These instructions serve to supplement the Intruction Letter to Attorney for the first loan. The closing is to be
handled at no expense to the Authority and is to be closed in its name.
CLOSING INSTRUCTIONS
The terms and conditions of the second loan are set forth in the Commitment
Letter. The second loan is to be closed in accordance with the Commitment
Letter and these instructions.
1. Second Note:
A. FHA Plus: Virginia-Second Mortgage-1/80-FNMA/FHLMC Uniform Instrument (Form 3947)
B. Homebuyer Tax Credit Plus: VHDA Homebuyer Tax Credit Plus Note
i. The interest rate is the same as on the first loan.
ii. The maturity date will be the same as the first loan.
iii. The late charge will be the same as the first loan.
iv. Only on the Homebuyer Tax Credit Plus loan the first payment date will be exactly one
year following the first payment date on the first loan.
v. Any Corrections must be approved by VHDA and initialed by the borrower(s).
