ANNOUNCEMENT TO ORANGE COUNTY OFFICIAL RECORDS
CUSTOMERS
The Orange County Comptroller has a duty to collect documentary stamp taxes
for the Florida Department of Revenue (DOR) per Chapter 201, F.S.
The Orange County Comptroller’s Official Records Department will be conducting
a pilot to evaluate how the consideration amount is provided by our customers for
calculating doc stamp tax payments on deeds and other documents used to
transfer interest in real property. The pilot will begin April 30, 2012. Our intent is
to make sure we obtain the consideration amount for each deed and to have a
source of information for doc stamp calculations, instead of relying solely on
document stamp tax payment information.
This pilot may impact you.
• If Official Records staff is unable to determine the purchase/sale price or
consideration amount from information you provide either 1) on the face of
your document; 2) in a supplemental document, such as a cover letter; or
3) on a check stub, you will be asked to complete a copy of
the
Comptroller Documentary Stamp Explanation Form,
which is attached.
• When a customer submits a document for recording and pays either no
doc stamps or minimal doc stamps ($0.70), you will be asked to complete
a copy of the
Comptroller Documentary Stamp Explanation Form,
which is
attached.
• We may refuse to record your document if staff is unable to obtain the
consideration or exception information from you.
We are aware that multiple other Florida counties have initiated similar strategies
for documentary stamp collection purposes. We look forward to your continued
