5. Tenant Maintenance:
The tenant agrees to keep and maintain the property in good clean condition and to make
no alterations or additions thereon. Tenant shall be responsible for all necessary repairs,
including any re-pavement.
6. Assignment or Subletting:
The tenant agrees that it will not assign its rights or sublet the property or any part thereof
without the written consent of the landlord other than as provided in this Lease.
7. Quiet Enjoyment:
The landlord agrees that the tenant shall have peaceful and quiet enjoyment of the leased
property for the duration of its occupancy, provided, of course, that the tenant complies
with the covenants, agreements, and conditions herein stated.
8. Notice:
Should either party determine not to renew this lease agreement at the end of the lease
term, notice of such shall be delivered to the other party in writing and by certified mail
six (6) months Prior to the expiration of the lease term.
9. Effect of Agreement:
This lease agreement shall be binding upon the parties, their heirs, representatives, and
assigns. Time is of the essence in this agreement.
10. Scope of Agreement:
This Lease contains the entire agreement between the parties and cannot be changed or
terminated orally. Any change in the lease must be made in writing and signed by all of
the Parties to the Lease.
IN WITNESS WHEREOF, the landlord and the tenant have executed this lease
agreement, on the dates indicated next to the signatures below. Each signature has been
witnessed as indicated. The lease agreement will go into effect on the date of the later of
the dates of the signatures below and this date will be indicated on the first page of the
agreement.
