This property requires at least a three night minimum stay.
The Tenant will have complete control and use of the Vacation Rental for the following dates:

The total rent for the Vacation Rental that is owed for this Lease Agreement is $_____________
and payable in advance of the Tenant’s stay. A nonrefundable deposit of $_____________ shall
be paid on ____/____/______ in order to reserve the Tenant’s Vacation Rental. The deposit will
be applied to the total rental payment. The remaining balance due is $_____________ and
must be delivered to the Landlord on ____/____/______. All Lease payments will be made to
the Landlord at the above listed address.
The tenant shall pay the Landlord a security deposit of $_____________ that will be held and
used for any Tenant damages to the Vacation Rental or any other defaults that are found under
this Agreement. The security deposit will protect the landlord against damage or theft to the
property and also return of the entrance key. The security deposit will be returned to the
Tenant after vacating the property if the Vacation Rental is not damaged and no theft has
occurred and the entrance key was returned. The Landlord may use the security deposit to
repair any damages caused by the Tenant or to replace stolen items and shall not prevent the
Landlord from claiming additional damages in excess of the security deposit. The Tenant is
hereby held financially responsible for all damages to the Vacation Rental, regardless if they are
made by themselves, family, and or another guest in their group.
The Tenant shall be given possession of the Vacation Rental on the first day of the Lease term
and shall give back possession to the Landlord on the last day of the Lease term, unless
otherwise is mutually agreed upon by both parties in writing. At the end of the Lease term, the
Tenant shall remove all items and give the Vacation Rental back to the Landlord in as good
condition as when given to the Tenant, with ordinary wear and tear understood and excepted.
The Tenant shall occupy and use the Vacation Rental as a dwelling unit and the Tenant shall
notify the Landlord of any extended absence from the Vacation Rental within one day of the
extended absence. The Tenant will maintain the premises in good condition and orderly
appearance and free from trash and garbage. The only exception is reasonable wear and tear to
the premises.
