All guests over the age of two are counted towards the maximum number of occupants in the

Vacation Rental and there shall not be more than _____________ persons occupying the

Vacation Rental at any one time unless prior written consent from the Landlord is given. If there

is a violation of the maximum number of occupants in the Vacation Rental this may result in

immediate eviction without any type of refund.

The following items will be furnished in the Vacation Rental by the Landlord:

The Tenant shall return all furnished items at the end of the Lease term in the same condition

as there were found at the start of the Lease term with normal wear and tear understood and

excepted.

The Tenant and any of their guests shall not disturb or inconvenience any of the neighbors and

shall not use the Vacation Rental for any unlawful purpose.

There will be no cancellations for the Vacation Rental permitted within seven days of the start

date of the Lease term. If a cancellation is made within the seven days of arrival all amounts

paid including the reservation deposit and final payment will be forfeited. If there is a failure to

pay the final payment in a timely manner this will result in forfeiture of the initial reservation

deposit. If the Vacation Rental becomes unavailable to the Tenant prior to the start date of the

above stated Lease term, for any reason, then the Landlord hereby agrees to refund the full

amount that was paid to date of cancellation and the Tenant agrees to release any and all

claims against the Landlord.

If the Tenant maintains possession of the Vacation Rental for any period beyond the end date

of this Lease term. Then the Tenant will pay to the Landlord lease payments during the

additional time stayed at a rate that is equal to the same rate stated above.

This Vacation Rental Lease Agreement hereby contains the entire agreement between the

Tenant and the Landlord and there are no other promises, conditions whether they be oral or

written relating to the subject matter of this Lease Agreement. Modifications to this Lease are

only acceptable if they are in writing and if signed by the party that is obligated under the Lease

modification.
