Residential Lease Agreement
IMPORTANT NOTICE
The Pennsylvania Plain Language Consumer Contract Act, #1993-29, requires you to be informed that if you do not pay your rent when due and
payable, and/or violate any terms or conditions of this lease agreement, the Landlord may (1) evict you, (2) remove your furniture and other personal
property from the rental unit, (3) sell your furniture and other personal property, (4) use the money from the sale of said property to pay expenses of
removing and selling it, with any money left to be applied to the rent you owe or for any breach of the terms and conditions of this lease agreement,
or (5) dispose of your furniture and other personal property without any financial gain to Landlord or you. Under the Lease TENANT gives up
certain consumers rights. If TENANT does not meet TENANTS’s responsibilities, TENANT may lose security deposit. The LANDLORD can also
use the court process to evict and remove TENANT and sue.

Automatic Renewal:
Unless TENANT or LANDLORD gives other party written notice (60) days before the end date of the lease, the Lease will
automatically renew for another (12) months. The Gross Monthly Rent may increase for each renewal period, not to exceed 20% of
the Gross Monthly Rent for the previous period, unless Landlord gives at least (60) days written notice to TENANT prior to the
expiration of the previous period. The Lease will continue to renew every (12) months until written notice is given as noted above.

TENANT THAT ARE INITIALED AND NOT APPROVED BY LANDLORD WILL HAVE NO EFFECT. ACCEPTANCE OF
